Roof Replacement & Roofing Contractors in Ocean City, MD

Ocean City features a large number of oceanfront condo buildings that require specialized flat and low-slope roofing expertise. Thompson Creek works directly with condominium associations and property managers on these multi-unit projects, providing membrane and built-up systems that protect against salt air and coastal storms.

The same company also serves single-family homeowners across bayside neighborhoods and West Ocean City who need complete roof replacements on sloped structures. Homeowners select Thompson Creek because the company handles both the complex coordination required for condo boards and the straightforward replacement needs of individual residences with one consistent installation process and clear warranty structure.

Property managers in Ocean City often work within timelines tied to seasonal occupancy and reserve fund releases, so Thompson Creek supplies scope documents, material submittals, and progress reports that support board review cycles. Single-family clients throughout bayside and West Ocean City neighborhoods receive the same attention to wind-load considerations and moisture management, so every project meets the same performance standard regardless of building type.

Flat & Low-Slope Roofing for Condos and Multi-Unit Buildings

Condo associations and HOAs in Ocean City often manage buildings that sit directly on the oceanfront or along the bayside. These properties require low-slope roofing systems that can withstand constant exposure to wind-driven rain and salt. Thompson Creek installs modified bitumen and EPDM membrane systems along with traditional built-up roofing on these structures. Modified bitumen sheets are applied in multiple plies with reinforced mats that resist punctures from routine foot traffic during maintenance visits. EPDM membranes are fully adhered or mechanically fastened with seams designed to stay flexible through the wide temperature swings common along the coast.

The company coordinates with property managers and boards to schedule work around occupancy schedules, obtain necessary association approvals, and maintain access for residents throughout the project, including designating material staging areas and providing nightly weather protection so interior units stay dry. Multi-unit buildings in West Ocean City also benefit from this approach when their flat sections need replacement to prevent leaks into shared interior spaces. Thompson Creek crews complete the work in phases when required so daily operations of the building continue without interruption, often isolating one section of roof at a time while keeping stairwells and parking areas accessible.

Roof Replacement

Single-family homes in Ocean City and surrounding bayside communities often need full roof replacement when architectural shingles reach the end of their service life. Thompson Creek removes existing shingles, inspects the deck, and installs a complete new system designed for coastal wind and weather conditions. Deck inspection includes checking for softened plywood or OSB near plumbing stacks and vents, with any compromised sections replaced before underlayment goes down. Homeowners gain improved energy efficiency from the added layers of protection and a finished appearance that suits both oceanfront and bayside properties. The process includes proper ventilation upgrades that reduce attic heat and moisture, extending the life of the new roof. Ridge vents are sized to the attic volume and paired with intake vents at the eaves to create balanced airflow that limits condensation on roof sheathing during humid summer months. Replacement projects in West Ocean City follow the same standards, ensuring consistent performance whether the home faces open water or sits inland from the bays.

Roof Repair

Thompson Creek performs targeted roof repairs on both condo buildings and single-family homes throughout Ocean City. Common issues include damaged flashing around chimneys and vents, missing shingles after coastal storms, and membrane tears on low-slope sections. Technicians assess the full roof during each visit rather than addressing only the reported problem, which prevents recurring leaks.

Flashing repairs often involve removing surrounding shingles to install new step and counter flashing that integrates with existing siding, while membrane repairs on low-slope areas include cleaning the surface, applying compatible primer, and sealing a patch that extends well beyond the affected area. Repairs on multi-unit properties require coordination with property managers to access common areas safely. Homeowners in bayside neighborhoods receive the same thorough evaluation and documentation of existing conditions, including photographs that can support insurance claims when storm damage is involved.

Roof Inspections

Regular roof inspections help Ocean City property owners identify issues before they affect interior spaces. Thompson Creek offers inspections for condo associations that need documentation for reserve planning and for individual homeowners preparing for storm season. Inspectors examine both sloped shingle areas and low-slope sections, check attic ventilation, and review drainage on flat roofs, measuring granule loss on shingles, testing seam integrity on membranes, and verifying that low points properly divert water away from curbs and skylights.

Reports include clear recommendations and photographs that boards and property managers can use for budgeting decisions. Inspections in West Ocean City follow the same protocol, covering exposure differences between bayside and oceanfront locations, since buildings closer to open water typically see heavier salt accumulation than those set back or shielded by the barrier island.

The Thompson Creek Roofing System

Thompson Creek installs GAF Timberline shingles that incorporate Advanced Protection Shingle Technology for improved granule adhesion and wind resistance. The system includes Cobra attic ventilation products that promote airflow and reduce heat buildup. Layered roof deck protection begins with synthetic underlayment across the entire surface, followed by ice and water shield along eaves, valleys, and penetrations.

The synthetic underlayment provides a secondary water barrier that stays stable during installation, while the ice and water shield creates a self-sealing layer around fasteners and at eaves, where wind-driven rain is most likely to intrude. Starter strip shingles secure the first course while ridge cap shingles finish the peaks for a uniform appearance. Each component works together to create a complete assembly suited to Ocean City’s coastal climate, with fasteners and accessories selected to resist corrosion from airborne salt.

Shingle Colors

Thompson Creek offers GAF Timberline shingles in six colors selected for Ocean City homes. Nantucket Morning provides a light gray tone that reflects heat on oceanfront buildings. Weathered Wood delivers a traditional mixed brown appearance popular on bayside residences. Williamsburg Slate offers a deeper gray suited to larger condo structures. Patriot Red adds a bold accent on single-family homes in West Ocean City. Hunter Green blends with surrounding landscapes on properties set back from the water. Pewter Gray gives a modern, uniform look that works well on both multi-unit and residential roofs.

The Process

The roofing process begins with an on-site estimate where a Thompson Creek representative measures the roof, discusses material options, and reviews any association requirements for condo properties. Homeowners receive a written proposal that outlines the full system components and timeline. Once the project is scheduled, the crew arrives with all materials and protection for the property. Tear-off proceeds section by section, with debris loaded directly into containers to limit scattered granules.

Work proceeds from tear-off through underlayment, ventilation, and shingle installation in a single continuous sequence when possible. Daily cleanup keeps the site organized, and a final walkthrough confirms that all penetrations, edges, and ventilation are properly completed. Projects on condo buildings include additional coordination steps to meet board guidelines and maintain resident access. Upon completion, homeowners receive documentation of the GAF manufacturer warranty on materials plus Thompson Creek’s own workmanship warranty on the installation, for up to 50 years.

What Ocean City Homeowners Are Saying

Thompson Creek was one of a few companies that quoted new windows for our home. While they were the highest price, the lifetime warranty, self-employed installation crew, and quality of window construction led us to go with them. We had five windows installed. They put down drop cloths, were professional and courteous, and left no evidence they were there except for an excellent window install. They will be doing the rest of our windows over the next few years.
The rep from Thompson Creek, John-Paul, was professional, knowledgeable and very well versed on all of the company products and services. He addresses all of our concerns and inquiries. It was a pleasure working with him. We look forward to the installation process. If it goes as smoothly as the initial appointment we will be highly satisfied.
We had a back door replaced by these guys, and found the whole experience to be effective and professional. They showed up when they said they would, completed the work quickly and competently, and the door looks great and seems to be super high quality. The price was a bit higher than comparable options but great quality. I’m posting this because I was scared by all the negative reviews here but I found our experience to be positive – they were straightforward and did what they said they would.
I just had an unused and unnecessary plant window replaced with a double hung one. very professional process…with measuring, and then Remeasuring. installers were polite and efficient, and left the work area immaculate .. I couldn’t be more pleased. great follow through afterwords to make sure there were no problems.
We are very happy with our new great windows and recommend Thompson Creek for their excellent windows, fair pricing and fantastic service. Each of the Thompson Creek team members were fantastic. The professionalism and support we received beginning with our initial virtual meeting with their sales rep (Joshua), to the install team and the local area manager who stopped by to make sure the install was going well. They all made us feel very comfortable and answered all our questions. The install team was very respectful, did a great job and cleaned up after completing their work.
I had Thompson Creek replace all of my 30+ year old windows. 23 of them. I got multiple quotes from many sources and Thompson Creek wasn’t the cheapest, but they offered the best for what you were spending. After we signed the contract, they came out and measured every window in the house. Lead times are long on windows replacements so plan for it. Our lead time was longer because we had one octagonal window in our master bath. When the windows were ready they came out and installed them all in one day. The crew did a fantastic job of installing the windows. If I had any single observation it would be clean up. There was snow on the ground and by the time they finished it was after dark, so they missed a few things on cleanup. Screws, nails, trim etc. Not even enough to take off a star. Minor thing.
hey were so amazing at our installation on a bay window cans a front door. Their attention to detail was very detailed and extremely satisfying!
Great experience! Quick, organized, clean, and efficient! The whole process from the quote through install was great. The windows are high quality and beautiful. Crew does nice work. All around satisfied!
Great Co.!! The salesman was great answered all my questions spent a long time with me very patient with all my numerous questions! And always got back to me with any more questions, and was there every step of the way if they’re any problems! Like when they’re arriving! And when there was a minor problem with the order it was taken care of immediately! As soon as I texted him he got back to me right away! No waiting hours for a return text or call! And the installation team was SUPERB!! They got here on time and did a super job and cleaned everything, making sure all debris and old windows and sliding glass door were all taken away when they were done! And the lead installer Dave was great too!! Making sure everything was done to my satisfaction! And also was very polite and answered all my questions and had no issues with me. Asking a lot of questions, unlike other installers, I’ve dealt with!!
We had done our research, met with other companies and talked with previous customers on their personnel experiences with Thompson Creek. Almost all gave nice reviews so we booked an appointment. The salesperson was knowledgeable about the products and found ways to enhance the look of our windows and with the help of the office, reduce the price making the company’s overall pricing very competitive with the rest. Our existing windows were 22 years old and needed replaced. We ordered 16 windows and 2 sliding glass doors in December 2024 and they were installed in January 2025. The customer service department kept us informed with the time & date of installation. The installation crew of 4 men were very efficient, professional and clean. Drop clothes were placed throughout the house, booties were worn inside and the total installation took about 11 hours from time of arrival to completion. The project manager came by to ensure that all was going to plan and that we were satisfied with the service thus far. We are thrilled with our new windows and doors and highly recommend this company.
